INFORMATION IS
POWER.
Most people searching for a home are unaware that the Realtor has an obligation to the home seller. They are not working for you and/or your best interest. Realtors are bound by their fiduciary relationship to attempt to sell the property for as much as possible. The additional motivation is the obvious, the higher the sales price the higher the commission.

Too many times people's emotions overtake them in the home buying process and offers are made based upon the listing price.
WHO EVER SAID THAT
THE LISTING PRICE IS ACCURATE?
Not all home are listed at the price the Realtor suggests. Some Realtors take a listing at a price that the homeowner wants just to have a transaction on the board. Quite frankly, some Realtors list properties with no basis at all for the asking price.
Our Home buyer consulting services can arm you with up to the minute data regarding neighborhood trends, values, and marketing issues. Depending upon you needs we can perform a 24 hour consultation all the way up to a full blown Fannie Mae #1004 Uniform Residential Appraisal Report (The industry standard report used in making underwriting decisions) Please call and we can discuss which service will best serve your interests.
WON'T MY MORTGAGE COMPANY HAVE AN APPRAISAL COMPLETED ANYWAY?
Yes, most transactions today will have a full appraisal completed to insure that the lenders position in the loan to value ratio is protected. However, when a home does not appraise for the sales price do you know what some lenders do? They have another appraisal completed without ever telling the borrower about the other appraisal. And why not, their investment for a second appraisal is minimal compared to the fees that they will collect from you at closing. After all, they are in the business of lending money. The more they lend, the more they make.
Having good, quality information in hand prior to one of the most stressfull and expensive transactions in your life can help lay the foundation for a smooth transition into your new home.
